AGENDA

The real estate sector is set to be a top investment priority over the next 12 to 18 months, with consensus expectations that returns to real estate investment will outpace GDP growth. Changing underwriting standards and large amounts of dry powder should fuel more active deal-making, but the heavy competition for deals is creating problems.

Industry experts and professionals have seen declining investment opportunities across most property types and geographies, while higher interest rates are squeezing returns. A significant industry-wide response has been to allocate more capital to debt investment, and active equity investors are evaluating capital deployment more closely on a deal-by-deal basis. To complicate matters, political polarization and uncertainty has created a major area of risk but possibly opportunity as well.
