About the Texas Multifamily Summit

In mid-September, national and regional multifamily owners, investors, financiers and developers active in Texas convened at the Omni Hotel in Austin for the fourth annual RealInsight Texas Multifamily Summit.

This year’s conference kicked off on Thursday, September 13 with the Welcome Reception and private dinners, followed by the full conference on Friday, September 14, including educational panels, market data presentations, interactive workshops, and closed-door peer-to-peer roundtables.

This year’s conference was largely closed to service providers and vendors, who may have only joined through a handful of select sponsorship opportunities. The event was curated to create a powerful networking and learning experience unparalleled in the industry. Participants were provided with access to a one-on-one meeting app to set up meetings with other attendees to maximize the impact of their time.

With over 150 people in attendance, this year’s event was a success. Check out the official event photo album here.

Key Reasons to Participate

This year’s conference was carefully curated to address Texas-wide multifamily activity and opportunities while connecting with the distinct flavors of Austin and San Antonio, as well as Houston and Dallas Fort Worth, designed for national players to participate as well as local players.

Attend the social and private meeting opportunities that took place from Thursday, September 13 through Sunday, September 16. We also encouraged attendees to bring their family along for a fun weekend in Austin or to reconnect with their peers at one of the city’s hottest new restaurants or at the UT game against USC!

Service providers and vendors must sponsor to attend and limited to 20% of total attendance, The result is a highly concentrated group of your peers at other principal firms.

Join one of the closed-door, off-the-record, peer-to-peer roundtables that give you the opportunity to tackle key shared challenges candidly.

Use the one-to-one meeting software to facilitate connections with people you want to meet and make the most of the networking opportunities before, during and after the conference.

Lone Star Rising: Development & Investment Activity & Trends

Multifamily leaders all over the country are more active in Texas than they’ve ever been. The major metro markets of Austin, San Antonio, Dallas, Fort Worth, and Houston standout nationwide as having experienced exciting demographic changes and tremendous growth. But for many, this has resulted in a multitude of issues around oversupply and slow rent growth. What is the industry doing to not over-dilute the local market? Which tertiary markets should investors be keeping their eyes on? Additionally, what are developers doing to manage the resulting increased construction and labor costs?

Leader:

  • Will Balthrope, Executive Managing Director, Institutional Property Advisors

Speakers:

  • Hailey Ghalib, Executive Managing Director – Developement, USAA
  • Mary Trevino, Managing Director – Office of Investments, Multi-Family, Hines

Like Gold Dust: Multifamily Capital Raising, Investment & Borrowing

Texas multifamily has become a hot commodity, for both national and foreign investors. With strong economic growth, the influx of corporations’ headquarters, and consequently persistent job growth, Texas is likely to see large amounts of capital from global sources. What does this mean for local investors and developers? At the same time, equity financing has become increasingly challenging to secure. The relative value of core, core-plus and value-add is changing… how do we measure it?

Leader:

  • Chris Harness, Managing Director – Development, Waypoint Residential

  • David Reece, Senior Vice President Finance and Capital Markets, Gables Residential
  • John Kiltz, Managing Partner, Stonelake Capital Partners
  • Colin Cross, Director, Hunt Real Estate Capital

Bang for Your Buck: Value-add Redevelopment Opportunities & Strategies

The overall market for value-add in Texas remains strong compared to many other regions nationwide. The ROI on B&C class properties has been growing, where relatively inexpensive upgrades can generate higher rents and returns. With oversupply on top of mind, which Texas tertiary markets stand to be the best investment in 2019? What creative revenue streams are being implemented?

Leader:

  • Scott LaMontagne, Managing Director, Jones Lang LaSalle

Speakers:

  • Christopher Finlay, Chairman, Lloyd Jones Capital

Track A: Panel Session:
Apartment Management 3.0: Property Management Innovations and Technology

Texas is where people want to be. While Austin has become a major technology hub, Houston and San Antonio have been undergoing immense revitalization efforts, and the economy in Dallas is booming! Operationally, multifamily owners have been struggling to find qualified staff due to extreme hiring competition. What are the best strategies for recruiting/training staff outside the industry and incentivizing them to stay long-term? Separately, what do these tech savvy tenants expect in terms of service and amenities from an industry that’s historically been behind the curve?

Leader:

  • Kristan Arrona, Executive Vice President, Austin Apartment Association
